GuocoLand to launch preview for Lentor condo project; prices start from S$1,880 psf. On Friday, September 2, previews of the Lentor Modern integrated mixed-use property will start, with pricing starting at S$1,880 per square foot (psf).
This will be the first private condominium launch in the Lentor area in more than 20 years. The property developer declared in a news release on Wednesday that it would also be instantly integrated with the Lentor MRT station on the Thomson-East Coast Line. There will be 605 homes available, with two or three bedrooms making up the majority of them. Each of the 2- to 4-bedroom flats, according to GuocoLand, will include a separate “flex room” to meet different needs.
Approximately S$1.1 million and S$1.4 million, respectively, are the starting costs for one- and two-bedroom apartments, while S$1.9 million and S$2.9 million, respectively, are the starting rates for three- and four-bedroom flats. The 99-year leasehold complex, which is situated on 1.7 hectares of land and comprises 96,000 square feet of F&B and retail space, a 12,000 square foot supermarket, and a 10,000 square foot childcare facility, will include three 25-story residential structures. GuocoLand expects to complete the project by 2026.
Following Frasers Property’s preview of the 158-unit Sky [email protected], which started last weekend on August 27, GuocoLand will open the 605-unit Lentor Modern. Approximately S$1.3 million will buy you a two-bedroom apartment with 657 square feet (sq ft), S$1.7 million will buy you a three-bedroom apartment with 893 sq ft, and S$2.6 million will buy you a four-bedroom apartment with 1,302 sq ft. Frasers’ Bedok project’s indicative prices start at S$1,937 per square foot.
Lentor Modern is situated in District 20, which also encompasses the Ang Mo Kio, Bishan, and Thomson neighbourhoods. Over the course of its first weekend of sales, a joint venture operated by UOL sold 98% of the 372-unit AMO Residence in the same district region, with prices beginning at S$1,890 per square foot. Five weeks ago or so, this happened. AMO Residence is being constructed in Ang Mo Kio by the UOL Group, Singapore Land Group, and Kheng Leong Company.
In addition to a 50- and 25-meter lap pool, The Lentor Modern by GuocoLand will have features such a leisure pool, spa pool, and jacuzzi alcove. There will also be a grand clubhouse, a tennis court, an indoor and outdoor gym, and two unique lawns. A dance studio, a business lounge, two event rooms, and a gaming room will all be featured in the clubhouse. A handful of the closest educational institutions include Anderson Primary School, Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School (Primary and Secondary), Mayflower Primary School, Anderson Secondary School, Presbyterian High School, Anderson Serangoon Junior College, and Nanyang Polytechnic.
